Such interests have not been registered with the U.S. Securities and Exchange Commission or the Massachusetts Securities Division and are "restricted securities" that cannot be freely resold.
Accredited investors only
Offerings are currently limited to persons who meet the definition of "accredited investor" in Rule 501(a) of Regulation D. Any self-identification on this website is preliminary; the Company will take reasonable steps to verify accredited status before accepting any investment.
Risk factors (summary)
- Loss of principal. Private real-estate loans are speculative. A borrower may default, a property may be worth less than appraised or may take longer to sell, and you may lose some or all of your investment.
- Illiquidity. Investments are for a fixed term of typically 6–18 months with no public market and no assurance of early withdrawal.
- Target returns are not guarantees. Any target or historical figure is unaudited, may be based on operator-reported information, and is not indicative of future results.
- Concentration and local-market risk. Loans are concentrated in Bristol County, Massachusetts and in the fix-and-flip strategy.
- Not a bank deposit. Interests are not FDIC-insured or guaranteed by any government agency.
- Reliance on key persons. The Company depends on its founder and a small team.
- Conflicts of interest. The Company or its affiliates may act as broker, operator, lender or servicer on the same project and may earn fees in each role; conflicts are disclosed in the PPM.
Lending disclosures
Loans described on this website are business-purpose loans secured by non-owner-occupied real estate and are subject to underwriting, appraisal, title and documentation. Nothing here is a commitment to lend. Guidelines (including loan-to-value, term and turnaround) may change without notice. The Company structures its lending activity to comply with Massachusetts General Laws Chapter 255E and will obtain a mortgage-lender license or originate through a licensed entity as required.

When the Company or its affiliates purchase a property directly from a seller, they act as principal for their own account and not as the seller's agent; sellers are encouraged to obtain independent advice. Case-study figures are operator-reported project results, are unaudited and do not represent investor returns. The Company does not publish paid or fictional testimonials.
Privacy
Information you submit through this website (name, contact details, and the details of your inquiry) is stored securely, used only to respond to you and to evaluate the inquiry, and is never sold. Submissions generate an automatic confirmation email to the address you provide. You may request deletion of your information at any time by contacting us. This site uses no advertising trackers.
