What is OPTOPM and how does it work?
OPTOPM is a two-sided platform that connects investors seeking asset-backed returns with experienced real-estate operators who source and execute fix-and-flip projects in Bristol County. We handle deal vetting, structuring, monitoring and investor reporting, so you get passive income without property-management headaches.
How is my investment protected?
Every investment is secured by a first-lien mortgage on real property, independently appraised at a maximum 65–75% LTV, with title insurance and a vetted borrower.
Do I need to be an accredited investor?
Yes, currently. Income over $200K individual / $300K joint, or net worth over $1M excluding your primary residence, or a qualifying professional license. Not sure? Say so on the eligibility form.
What's the minimum investment?
$25,000 for single-project participations; $50,000 for a diversified blend. No maximum.
How often do I receive returns?
Bridge loans pay monthly interest; fix-and-flip projects distribute at sale, typically 6–18 months after funding. Distributions go by ACH within five business days.
Can I invest through my IRA?
Yes — self-directed IRAs and Solo 401(k)s invest through their custodian. We'll coordinate the paperwork with them.
Is there liquidity?
No. These are term investments of 6–18 months. Invest only capital you won't need during the term.
What tax documents do I get?
Form 1099 for interest and gains, sent by March 15 each year. Consult your tax adviser on structuring.
How fast can you fund?
We answer complete submissions within 48 hours. Pre-approved operators can close within days once title is clear.
What do you need to review a deal?
Address, asking price, your ARV estimate, condition and rough rehab scope, photos if you have them, and your role (finder, operator, wholesaler). The analyzer on the Fund a Deal page shows whether the numbers fit before you submit.
Do I need experience to get funded?
Experienced operators are preferred. First-timers can be paired with a vetted general contractor from our network on a case-by-case basis.
How much is a finder's fee and when is it paid?
Typically $1,000–$10,000+ depending on deal size, paid at closing on deals we close. No capital, license or risk required.
Do I have to accept deferred pay?
No. Deferred premium pay (15–25% above standard rates, paid at closing) is optional; many projects run on standard progress payments.
What are the requirements to join?
A valid Massachusetts license for your trade, general-liability insurance (workers' comp where applicable), and a commitment to pull permits and pass inspections on every job.
I'm a service provider, not a trade. Can I join?
Yes — attorneys, title, appraisers, inspectors, photographers, stagers, insurance and more. Apply on the Contractors page and pick "Service provider."
What kinds of properties do you buy?
Any condition: fire or water damage, hoarder houses, probate and inherited property, tax liens, code violations, vacant lots, outdated estates, divorce sales. Single-family, multifamily, condos and land.
Are there fees or commissions?
None. No listing fees, no seller-paid closing costs, no repairs.
How fast can you close?
